Does waiving the Seller’s Property Disclosure Statement or listing a property in “as-is” condition relieve the Seller and Realtor from disclosing material facts known about the property?  NO!  The Seller still must disclose all material facts known about the property.   It is required by Arizona law, even if the Buyer doesn’t ask about those issues!
